Tenant Qualifications & Leasing Information
At DR Property Management, we are committed to a fair, consistent, and transparent application process. Please review the requirements below before applying.
Income Requirements
Applicants must have a combined gross household income of at least three (3) times the monthly rent. Income must be verifiable, and a minimum of 90 days of steady employment is required.
Rental History
While rental history is not required, a verifiable rental reference will strengthen your application. A history of late payments or lease violations may impact approval.
Credit & Financial Review
We require a minimum credit score of 600. Our team reviews overall credit history, including payment patterns and outstanding obligations. Student loans and medical collections are given less weight, while overall financial responsibility is a key factor.
Application Fee
There is a $45 non-refundable application fee per applicant (18+). All application decisions are final.
Background Screening
All applicants are subject to a background check. Recent criminal convictions may result in denial, while older or non-violent offenses are considered on a case-by-case basis.
How to Apply
Applying is simple and completed entirely online.
Select your desired property from our Available Rentals page and submit your application.
You will be required to provide:
- Basic contact information
- Government-issued photo ID
- Proof of income
- Rental history (if available)
Our team will conduct a credit check, background screening, and rental verification. Please note that all required documentation must be submitted before a decision can be made.
Approval Process
Once approved, you will receive the lease for electronic signature.
- The lease must be signed within 48 hours, or it will be voided
- The security deposit must be paid within 72 hours through the tenant portal
Both steps are required to secure the property. Failure to complete them will result in the revocation of approval.
Move-In Costs
All properties require a security deposit equal to at least one month’s rent, which may increase to up to two months’ rent depending on the application.
Additional costs include:
- $45 application fee per applicant
- $95 lease preparation fee
Prorated Rent
Your first month’s rent will be prorated at lease signing based on your move-in date.
For example, if you move in mid-month, your rent will be adjusted accordingly.
